Early Check Ins and Late Check Outs may be available but cannot be guaranteed. Please ask the front desk.

Due to our unique and special location, we have a strict cancellation policy. PLEASE REVIEW IT HERE.

Suites and River View Cabins sleep a maximum of 2 people.
Hideaway Cottages sleep up to 4.
Campwater Houses sleep up to 6.
Roll away beds are not available. Additional people will require additional rooms. Children age 2 and over are included in the occupancy count. Pack and plays are not available.

Pets are welcome in our Hideaway Cottages and Campwater Houses only. Pets are not allowed in River View Cabins, The Falls Suite, or Maple Ridge Suite - including their decks and porches. Pets may not be left in vehicles or tied up outside. Pets must be on a leash at all times on the property. There is a maximum of two pets allowed per room. The pet fee is $25 per pet per night. Owners are responsible for clean up and all pet actions.
Pets may dine with guests, weather permitting, in outdoor seating only. Health Codes do not allow pets to be in the restaurant.
Pets brought in to rooms that are not pet friendly will result in a cleaning fee of $250 per night or the actual cost of cleaning/repairs, whichever is more.
We welcome all service animals throughout our facility. For your reference, a service animal is defined as a dog that is individually trained to do work or perform tasks for a person with a disability. Service animals are different from emotional support animals, which do not have the training to assist a person with a disability. Please let the staff know if you will be traveling with a service animal.

To preserve the natural beauty, tranquility and comfort of the property for all guests, and because we are located within the National Forest - the entire property is non-smoking (tobacco, vaping, cannabis). This includes porches and decks.
Smoking inside a unit or on a deck/porch triggers a $250 cleaning fee and may result in immediate eviction without refund.

We are located in the National Forest and take fire safety very seriously. Please help us protect our land and wildlife.
Open flames of any kind are strictly prohibited outdoors year round. This includes candles, tiki torches, fire pits, and grills.
Open flames, including candles and lanterns are not allowed in any room, including porches and/or decks.
Fireworks of any kind are illegal in the National Forest (including all of Steamboat property) year round.
Outdoor grilling in Steamboat provided gas grills at the Campwater Houses and Hideaway Cottages is allowed and propane is provided.
Outdoor grilling is not allowed in suites and River View Cabins.

The Falls Suite, Maple Ridge Suite, the Hideaway Cottages, and our Campwater Houses all have air conditioning.
The River View Cabins have fans.

There are no EV charging ports on Steamboat property. We recommend researching available charging stations before your stay, options are very limited in the national forest.
The Campwater Houses have outdoor electric outlets.
Outdoor electric outlets are not available for any other unit.

Our restaurant is open for guest March through November.
The Campwater Houses have full kitchens and outdoor grills. A full size coffee pot with beans and a grinder is provided. Basic dishware and cooking utensils are provided.
Hideaway Cottages feature a kitchenette with a two burner stove, mini fridge, and outdoor grill. A full size coffee pot with beans and a grinder is provided. Basic dishware and cooking utensils are provided.
Both The Falls and Maple Ridge Suites have a kitchenette with a two burner stove, microwave, and a mini fridge. A full size coffee pot with beans and a grinder is provided. Basic dishware and cooking utensils are provided.
The River View Cabins have a K-cup style coffee maker. Cabins do not have a mini fridge or cooking options.

All of our units feature private bathrooms.
River View Cabins each have bathroom with a shower.
Both The Falls and Maple Ridge Suites have bathrooms with large showers and a soaking tub in the bedroom.
Hideaway Cottage bathrooms have either a large step in shower or a Japanese soaking tub with a shower. If you have a preference, please let us know at booking.
The Campwater Houses all have a half bath plus a large bathroom with a standard tub and shower.
